Full Renovation and Addition
Situated along the shoreline of Keezar Lake, this former summer lodge began as Camp Agawam, established in 1919 by the Mason family. Over time, incremental additions expanded the building beyond its original intent, resulting in a layered structure with misaligned spaces and inconsistent floor levels. The renovation reinterprets the historic camp as a cohesive year round residence while preserving its material character and relationship to the landscape.
New large, energy efficient windows introduce balanced daylight and strengthen visual connections to water and trees, while maintaining the scale and rhythm appropriate to the original structure. Upgrades to insulation and the introduction of high efficiency heat pump mechanical systems elevate performance and comfort without compromising the building’s historic presence.
The design emphasizes natural materials that root the house to its setting. Existing stonework was retained and restored, including the substantial rock fireplace that remains the focal point of the main living space. Wood finishes, simple detailing, and a restrained material palette reinforce the lodge character and complement the surrounding forest and shoreline.
Primary gathering spaces were consolidated into an open plan that improves functionality and frames views of the lake. A previously underutilized attic was reclaimed and integrated into the program, expanding livable area within the existing volume. The completed residence includes three en suite bedrooms and three additional bedrooms, supporting extended family use while maintaining the spirit of the original camp lodge.
