Full Renovation and Addition
Located on the shores of Sebago Lake, this project is the comprehensive renovation of a dilapidated shed roof residence that had evolved through a series of uncoordinated additions. Multiple level changes and irregular floor heights resulted in a fragmented plan and unclear circulation. The design reorganizes the home into a cohesive and legible layout while strengthening its relationship to site.
A new central stair establishes clear vertical circulation and spatial continuity between levels. This intervention simplifies movement through the house and provides an organizing element within the plan. The result is a sequence of spaces that feel intentional rather than accumulated.
Large window openings with new high performance glazing frame the lake and increase daylight penetration, while a two tier wraparound deck expands exterior living and strengthens the connection to the landscape.
Key original features were retained and restored, including the substantial stone fireplace and conversation pit, preserving the architectural character of the original structure. The existing built in sofa was reupholstered rather than replaced, reinforcing continuity between past and present.
The shed roof forms were refined to emphasize their mid century character and distinguish the house within its context. Comprehensive upgrades to insulation and mechanical systems elevate the performance of the building envelope and bring the home in line with contemporary standards.
A previously underutilized basement, narrow in proportion yet positioned to capture prime lake views, was reprogrammed as active living space. Existing bedrock long concealed beneath finishes was exposed and integrated into the architecture of the lower level, grounding the interiors in the geology of the site and maximizing usable area within a constrained footprint.
